For each real estate listing the process can vary for each homeowner, depending on many factors including; current market trends, location, condition of the property and many other potential items that can impact the process of selling. The following is an outline of the overall process of Listing and Selling a home.
Determining the Optimal Outcome
Each individual home or property owner may have different needs when it comes to the sale of a property. Factors to be considered are; Timing of your move, Prioritizing price versus time, Does your sale affect another property you are purchasing, How does a sale affect my mortgage. These are all items that go into carving a personalized listing plan.
When is the right time to List?
There are those who suggest the best time to list a home For Sale is in the spring, and while there may be some truth to that, the most important consideration for timing is how it affects your life and what is important to you. Each season carries different factors which can impact the sale of a property. Another aspect to consider when deciding when to list is the market conditions; are you dealing with a Buyer’s Market? or a Sellers Market? Ultimately these items will directly impact how quickly you can achieve a sale and the amount of negotiating power you have in obtaining fair value for your property.
The most important part of getting your home listed, is to make sure it is priced correctly. An up to date property evaluation will identify the market trends in the surrounding area with the most recent comparable sales. The key to pricing is to maximize the Sellers return, while minimizing the amount of time the property remains on the market. The longer a house stays on the market, the Seller can expect to receive lower returns. Which means it is important to make sure the initial list price is in line with the market research.
